The Importance of Rent Growth in the Next 18 to 24 Months

There's still been some rent growth, but not enough rent growth to overcome a 100 or 150 basis point cap rate expansion. So there are a ton of great properties out there that have a balloon payment due in the next 18 to 24 months with rates significantly higher than when people got in. Those properties are either going to be sold or you're going to go back to the bank as foreclosure. And candidly, we're looking forward to the chance to get in at the beginning of a new cycle.
