I couldn't agree with you more, delighted to see the back of 2022, it was a really tough year. It would be great to kind of talk about where they're learnings that we had, where the things we'd expected to see that we didn't see and if we didn't seeing them, why didn't we see them? Yeah, yeah, those are all great topics. I think they gave it a start with what did we learn from a high level. What can we learn about the sector? There appears to be a permanent for the asset class given how quickly the sector is growing up over the last decade.
