The Power of 1031s and Refinances

Steven Kuchins: I want to go over 1031s and refinances. He says in this specific general partner for this quarter, there's like a really good example of it. And so all of that capital went into these two properties. One is producing a 10% annual cash on cash return and one is a 6.5%. But the weighted average return of that money is 18.3%. So I'm getting 18.3% cash flow, basically tax-free on my original money money in.
