What's the Problem With Cap Rates?

In terms of valuations, i mean, this is something that, you know, for the last few years, has been a bit of a struggle. Especially in my part of the country, can't really find properties that are properly valued. You're getting a very low rate of return. One of our joint venture partners is actually very much interested in buying up sea or even d class properties as part of a covered land play. Heis especialties in sort of turning around these kinds of multi family complexes that start out originally as looking like poor investments.
