Another value add strategy is just lengthening the lease. So imagine you're an investor and you see two properties next to each other. You'll pay more for the five-year lease. Another one, this is something we've done for a few clients over the years. We'll buy a shopping center. It might be a little bit rundown. But then we attract more medical type tenants. John: I think it's really consolidated from my end to just be open to all ideas and educate yourself in all the areas of investing.
