Mortgage back securities is really how rates are set, not the fed. Most likely, i'd say f you're workin with a mortgage broker right now, you're in the high fours to low fives. If you're working with a lot of retail enders, its mid fives. You don't get that tenyear treasury, but the mortgage back securites,. if you want to really know what rates are doing, that's where you focus.
