Commercial Property - How to Survive a Downturn

Commercial property retail can go out of business in a downturn. With warehouses and factories, they still need to keep on making stuff. Those types of tenants survive downturns much more easily than retail and office. So that's the beauty. It's not just the lease. It's the type of tenancy as well. You're managing the tenant risk as well. And I guess when things do get toppy and potentially fall off some sort of cliff, hopefully not a cliff, because of the way the leases are structured,. ideally you're targeting properties that have low vacancy areas.
