There was some talk initially that concerns around bank portfolios and maybe banks preparing for higher capital regulation or requirements was going to lead to less willingness to underwrite mortgage credit. Is there any evidence that we're seeing that or is that something that's on your radar? It is definitively on our radar. Some of the credit availability indices are already showing a little of that behavior, but lending standards have remained so tight for 15 years. The question is really how much tighter can they get?
