Uh one is dumb planning laws, which restrict the amount of new built that can get built. And that creates a certain amount of monopoly. But actually, if you look at house prices in the ten years from 19 97 to two thousand and seven, the housing stock increased by ten percent and the population grew by five percent. If house prices were simply a function of supply and demand, they should have fallen slightly over the period. They went up more than 350 percent.
