I stayed at Airbnb in the Heinz building three blocks away on Walnut Street, which is a beautiful new construction building that you probably pulled out of the ground at about the same time or delivered around the same time. So I want to unpack two parts about that because we're going to get to the thesis of adaptive reuse of office buildings in a few minutes. Talk about what made that property work from an bones standpoint and from an execution standpoint. And then how in the marketplace that equals or beats a property that's brand new construction by Heinz because they know what they're doing.
