If you've got enough properties for enough years, you'll have a bad experience at some point. You just have to do the best that you can to stop it from happening. And then if it does happen, deal with it quickly and effectively and legally when it happens. The other thing that tenants can do to really mess up your plans other than not paying the rent is wrecking your property. So all Rob's previous advice applies.
