I get poached 47 times a day from people trying to buy my performing notes. I only own the one right now that I'm doing the foreclosure on. It's a great way to make extra money. You have to get lucky with the right person paying you. And it's a bigger risk in my opinion. So I'm all about Karen smoking outside. Tom, I had a client who sold their multi-family because they hated each other and couldn't stand downstairs. They turned on all the water by having all kinds of water come through the ceiling. Terrible. That's why I'm big on single family right now.
