The cost of housing is driven by two factors. Number one is the resistance in building more. Not in my backyard policy have been really a major obstacle to the supply of new constructions. Many cities, Toledo, Tucson, Houston, even have decent vacancy rates and are still seeing real pressures on the rents. And so I think that there are many drivers to the rental crisis that aren't fully understood yet.
