The California Coastal Commission is a second layer of bureaucracy that sits across all land use permitting and parking is a big thing. So anything within a mile of the the coast has extreme parking requirements. A new law got passed at the end of last year, where anything that has two bus lines that as long as they intersect with enough kind of volume of the bus line you actually get a pass on the parking requirements. And so all of a sudden all over all these cities, these kinds of like high transit points are going to bekind of the the ground zero for up leveled housing.
