How Are You Qualifying GPs in Today's Rising Rate Environment?
I think we're going to see a lot of deals that end up going back to market possibly lower than or what they initially purchased for because of the rise in cap rates. What I like with a couple of the operators that I've worked is they carry very, very large reserves and they are fully integrated so they can control cost much more directly in their operations. It seems like there's two different mindsets where you'll have operators that like to over race. So personally, I would rather have syndicators that have deals that have deep pockets and have extra dollars sitting in reserves for this specific situation.
