I know several people that are like, they own a stock of properties. I wouldn't necessarily say it's straight up gentrification,. because the area is still at this time, people that are working class are buying properties there. It could turn into gentrification, but it's not there yet. And he's buying these properties that are having massive issues that are sitting empty that are a wreck. He's fixing them up and renting them specifically to like industry folks in service industry.
