It's just a lot more, it's lots simpler. I think our costs are lower, the risk is lower than trying to do it yourself. We actually were huge investures in new york and downtown elay and downtown t c. The hottest things were like emerging neighborhoods brooklyn and elarch district. And that's basicaly where tons of money was made. But we exited that strategy in 20 17. Ke, we own almost none of it now. Mad none.
