The first thing you do whenever you're getting your property listed is look at what the needs are in that market. You want to find out like, are they traveling with kids? Is there a car? Is there budgets they're looking at? How many hours are they typically working? And if there's a way that I can help save your money, would you guys be willing to work with me? Nine out of 10 times that simple, those simple words right there will give the attention to the other individual you're talking to.

Your real estate cash flow is suffering. Rent growth is slowing, mortgage rates are rising, and property prices are staying put. So where can you find more room to profit with your rental property? The answer is medium-term rentals! Until a couple of years ago, medium-term rentals, also called corporate rentals or traveling nurse rentals, were the sleepy investing strategy that only experienced investors like Jesse Vasquez knew about. But now, they’ve become (arguably) the best rental property on the planet.

With medium-term rentals, you can often make four (or more) times the rent than a regular rental.
