A year ago to date, the cap rate on a class A institutional deal here in Dallas was plus minus 3%. So today, you're pushing five and in some cases, six percent. I'm not as down on retail as a lot of people are. It's relatively healthy here in Dallas. They're actually having rent growth right now. But malls, I think are going to be very challenged moving forward.
