Roland Martin: What's your strategy today given the higher interest rates and therefore lower cash flow? Are you just adjusting what you're expecting in returns? Are you being more careful about being in the path of progress where there could be some more appreciation? Yeah. Well, definitely I think we've evolved to be more about IRR internal rate of return over cash on cash. But that is why we're thinking about the medium term rental strategy as a way of either taking our existing assets and trying to get more yield out of them.
