The Limitations of Class B Industrial

Every property that I own myself is a class B industrial. It really is a different market from that class A or other asset classes. Vintage 70s, vintage 80s built industrial tend to have sub 22 foot ceilings and then the marshaling areas are also a lot more narrow. So you can't necessarily get a 53 footer backing into there like you could with a brand new built distribution center.
