ULA capital is a net lease REIT, meaning that the tenants pay for maintenance expenses, interest and taxes of the real estate properties. They also have a very outsized 13% cap rate on acquisitions. So being able to acquire properties at such a high cap rate, you know, 13%, it means that these companies can grow really, really fast.
