A lot of times if they're not listing aggressively these properties sit in the market sometimes and a lot of them have been through that they've listed with the broker. They get discouraged. Maybe a year or two goes by they get a better from us and like I really want to sell that property. These people want to buy it. But we're a convenience buyer. It's quick and easy and no drama involved, basically. Sure. We're obviously not going to pay top dollar but we are the easiest buyer that they're ever going to deal with."
