You're Going to Have to Let Go of Something

You're not going to pull this off with all the restrictions that you're putting on yourself. My advice would be to let go of the fear of investing out of state. You should find an area that a lot of either californian or new yorkers are moving too. Another option would be investing in some one else's fund.
