How to Pick Your Market

There's several reasons why you wouldn't want to go to the bigger pockets or the Google top 10 markets to live in like Austin, Texas. Your cost per deal is so much higher that you'll get starved out by other players who come there and they come with lots of money. The second thing I would say about picking your market: Some folks have a challenge and it's sometimes a personal challenge where they live in a town of say 20 to 30,000 people. They're not going to pat me on the back when I'm at the bar. That is a challenge you have to get over if you're living in a small town and marketing a small town.
