Anne maletti: I think the frustrating thing about being an investor in this market, rather than a trader, is that you're focused on the long term. We definitely have higher inflation. We definitely are going to see higher rates, probably over the next decade than we've seen over the past decade. Free cashflow is going to matter more than anything because the cost of capital is extremely high for some companies and it's going to matter a lot more. A lack of discipline, i would say.
