The tricky thing about understanding those is that the deal can be progressing just fine, but they happen over a 36 month period as tenants move out and rent goes up. So when you're offering a 15 % internal rate of return, you can't get that money every single month like you would when you bought the duplex. And at the end of five years, there's typically not enough value being created to pay it back.
