There's been a big demand recently in terms of the tenants entering the market and also a big demand from businesses wanting to, because of that supply chain change. So we're definitely seeing the counter cycle opportunity right now. I believe when interest rates, they'd have an impact to yield. But I see, I think it's a really good opportunity for industrial building right now. There's a record low demand for both the space and vacancy rates. And vacancy rates are very low across Auckland and throughout New Zealand actually for industrial space. It might recover in years to come. You've got to get through probably the next six months to a year with bit of turbulence but I think those opportunities are
