The terms that I hear a lot of are cost segregation and bonus depreciation. Is it the same thing? What's the difference? Cost segregation is when you get an engineer or an engineering company to do a study on your property. So they're gonna identify personal property separate from real property. Bonus depreciation is part of the 2017 Tax and Jobs Act, I think it's called. And that allows the depreciation deduction to increase to 100% all in year one.
