You are going to have to find a deal that fits in the box that the lender who is giving you the money to buy the deal says you can buy. In most cases for us, they want to see debt service coverage ratios. You're usually going to see six plus percent cap rate expectations. It's usually easier to reverse engineer the market to meet the cap rate than it is to reverse engineer.
