It is conceivable that at some point in the future we'll do ground up development, but like we got to like limit the complexity here in some, in some dimensions. We want to see evidence that you are progressing your in the all the metrics that we can track. Actively going out and approaching owners is important. And then we want to see that they are internally kind of developing the knowledge that is necessary to accurately underwrite and then eventually execute on these deals.
