Just buy and hold real estate over time can actually come out further ahead than an active flip. Capital gains, from my memory, is either 15 or 20 % based on your income s your state. So you could doe at ten 31, to go out and take that and identify other properties to buy within the time lines tht we're going to talk about. And then not have to pay any tax on on the gains of that.
