The Cost of Going Public
The cost of being a public company so much that 30 years ago, I was on the board of a REIT that was going to go public. It would have gone public with maybe 100 million or less valuation. Nobody would think to do that today because it's just too expensive. These are coming down more to the one and one and a quarter and much and lower incentive fee structures. And I think importantly, the soybeans oxley legislation, which my opinion was really bad for the U.S. economy.
