With the amount of money you have to put down and using leverage, you're able to achieve a significantly higher return on investment by all the benefits of real estate. If someone is not purchasing a property or not proceeding with an investment property because their interest rate is 1% higher, 2% higher, 5% higher than what they initially anticipated, again, you want to make sure it's positive cash flow. All those combined, I mean, when you look at all that just from acquiring real estate and letting it do what it does over time, that is going to be upwards in the 30 to 50%.
