How to Get a Loan for a Down Payment

i actually did something similar to what you're asking zac with my sister when she graduated college. We actually purchased a house together where she needed money for the dun payment. So i gave, we wrote a gift letter that i was gifting her the for the down payment and the closing cost for the property. And in this gift letter, it states that she does not have to pay me back for this money,. So what we did was she got the mortgage in her name, and then we became a 50 50 owners of the property. The mortgage is only in hername, so it doesn't affect my debt to income at all. And i gave her the funds for the down Payment
