There's been an increase in the last three years or so of people who are relocating there and maintaining some professional connection to one of those larger cities, but making their life in lancaster. The solution to that ultimately should be a significant increase in the amount of the housing stock in a place like boisey. But i guess two questions are, how long does it take to actually make the capital investments such that you have the housing stock aligned with demand? And then, is that being allowed to happen in a regulatory way?
