How to Deal With Landlords in a Resort Town

I'm not seeing the distress that was rampant in the great recession, right? Like you could literally get a deal anywhere you wanted. Every property was almost a deal where people were in trouble, but I'm not seeing that. Most of the time, because they're one-time investors, we don't have somebody come in and say, "I'm going to acquire 25 short term rentals" So when we hear from them, it's after an issue has arisen. For example, we had a case where they had an Airbnb with a hot tub and hot tub was located on the property line. The neighbor sued them for all kinds of claims related to the hot tub noise steam, causing
