Investing for Cash Flow

A little bit of cash flow in the beginning is okay if the rest of the deal makes sense. It doesn't mean you have to have a home run on your investment or it has to have a very high positive net cash flow. In the right markets and right neighborhoods, equity growth will always surpass your cash flows.
