The risk I see with this model is they rely on very bullish and regular valuations. They're top heavy at the moment because they've kind of assumed these high occupancy rates. And also, they're not really promising great returns versus the risk now. So it's going to be harder to fuel that moving forward until there's either a lot of rent growth or vacancies are high.
