Tracy: So if you're no longer a landlord well first of all how serious are you about that statement and then secondly what do you do instead? Tracy: I am still a landlord this is not going to be a fire sale and I will always be a landlord because we're still commercial landlords but it's going to be an orderly liquidation. But from a brokerage perspective I'll continue to work with players that I think are either want to get out as a result of this dynamic or institutions that I think will benefit or developers. What I'm most interested in and I'm working on a lot right now is trying to figure out ways to bet on this dynamic and short essentially.
