Farmland is this amazing asset class. The big problem is that it's so hard for investors to get capital into the space because there're so few managers. Only two % of farm land in the us. Is institutionally owned. So that's actually the big challenge for investors getting into space. And that distorts certain parts of the market. Yes. It would have been essentially unethical for me to raise venture capital in private equity, knowing that i would get lower returns for my investors than if id just bought average farm land managed it. That's a top desile, or at least a top quartile return, every decade. But they also deliver zeros, or negative returns.
