The average interest rate from 2000 to 2008 before that quantitative easing is 6.48% for your average homeowner. Your average investor right now is about 7.6 to 7.7, but they're paying a ton of points. If the rates dip at all, people are already programmed to refinance. So if that happens, then the markets who have securitized those loans will just get crushed.
