Around 2008, 2009 and 2007, when did you start buying again? What year? We started buying whilst we're trading. And then still, there were still markets out there for, you know, same day refinancing. The other two brothers completely shocked. Completely shocked. But the reality is we needed assets. We needed to buy more assets. I mean, I've got a great relationship with, even today, I've still got a hunting fund with together money. It's so expensive, aren't they? Not necessarily. If you use it as short term to acquire the asset and then leverage back out on term, it's a great way of doing it.
