What's the Problem With the Hedonic Regression Index?
Housing inherently is an imperfect measurement. It's there's so much diversity. There's some time to lack of observations as well, which is why measuring home values is not as straightforward as measuring something else. So trying to break the market down into its underlying components or attributes is what the hedonic index does. But in reality, you know, coming back to the turnover of stock, given it's only 6% or 5% year on year, you've got to try and then understand that nuance as well.
